Warrington’s largest Grade A office reserves final units for SMEs

New Landing Package designed to give start-ups a big boost before fully let sign goes up

Warrington start-up businesses are being offered brand new, fully-furnished offices in one of the town’s most prestigious office building before the ‘fully let’ sign goes up.

A pair of two-person offices are available at The Base on Dallam Lane for just £11.50 per working day, per employee, to new or growing companies who bring digital skills to the town’s engineering and manufacturing sectors. 

The deal, called The Landing Package, is fully inclusive of rates, heat, light and telecoms charges and lasts for the first twelve months of occupation before switching to market rates.

“This is a brilliant offer that will allow two local SMEs to launch their businesses within a thriving eco-system of like-minded companies.  Many of our occupiers collaborate on projects and trade with one another, and cite the prestige of the building as key to helping them attract new clients,”

said Alison Tennant, business development manager for Langtree, which manages the building on behalf of owner Warrington & Co.

Four larger offices are also available, with the tenants able to access the Elevate support package, which includes a range of professional advisory, business support and networking resources.

“We have two 8-person offices where we’ve capped the price below £7 per employee per working day and two 6-person offices at around £7.60 per employee, which is remarkable value.  Put together, our Landing Package is designed to provide a major boost to smaller but ambitious Warrington businesses.  Experience tells us that they are the ones most likely to grow employment numbers in the town fastest.”

The Base provides 50,000 square feet of Grade A office space and its 29 tenants employ more than 360 staff across a range of digital, engineering and related business services. 

In its recent annual survey of tenants, Langtree found that 44 per cent of occupiers have neighbours within The Base as customers, whilst 11 per cent utilise them as suppliers. 

A further 22 per cent collaborate on projects.

The offices available to let are as follows:

  • A pair of two-person offices, fully furnished, at £500 per month excluding VAT. The rate is fully inclusive of ancillary costs and after 12 months switches to market rate.
    • Office 101 – 422 sq ft
    • Office 301 – 422 sq ft 
  • Two 8-person offices available for £1,200 per month excluding VAT.
    • Office 305 – 580 sq ft
    • Office 310 – 569 sq ft
  • Two 6-person offices available for £1,000 per month excluding VAT
    • Office 312 – 493 sq ft
    • Office 402 – 487 sq ft
